Whether you hold a stock for 45 days, a rental property for 3 years, or a bond for 6 months, measuring your total financial gain over the exact duration of ownership is the fundamental starting point of investment analysis. This metric is known as the Holding Period Return (HPR) or Holding Period Yield (HPY).

Our free Holding Period Return Calculator allows investors to measure total performance across any timeframe. By combining capital price appreciation with cash income received (dividends or interest), you can evaluate true investment gains.

How to Calculate Holding Period Return (HPR)

Holding Period Return accounts for both capital gains (price growth) and cash income (dividends or rental yields) received during ownership.

The HPR Formula:

HPR (%) = [ (Income Received + (Ending Price - Initial Price)) / Initial Price ] × 100

  • Initial Price (P₀): Original purchase cost of the asset.
  • Ending Price (P₁): Final sale price or current market value of the asset.
  • Income Received (D): Total cash dividends, interest, or rental payments collected during the holding period.

Step-by-Step Investment Example

Imagine an investor buying a dividend stock and holding it for 18 months.

  • Initial Purchase Price: $80.00 per share
  • Final Sale Price: $98.00 per share
  • Total Quarterly Dividends Collected: $6.00 per share
Return Component Formula / Math Result
1. Capital Price Appreciation ($98.00 – $80.00) / $80.00 +$18.00 (22.50%)
2. Income Cash Yield $6.00 / $80.00 +$6.00 (7.50%)
3. Total Holding Period Return (HPR) [($6.00 + $18.00) / $80.00] × 100 30.00% HPR

The investor achieved a total Holding Period Return of 30.00% over the 18-month ownership period.

How to Convert HPR to Annualized Return

To compare an 18-month HPR to a 12-month or 3-year investment, you must annualize the return:

Annualized Return (%) = [ (1 + HPR)³⁶⁵⁄ᶙ - 1 ] × 100

(Where “t” is the holding period in days; for 18 months, t = 547.5 days).

Annualized Return = [ (1 + 0.300)³⁶⁵⁄⁻⁴⁷.⁵ - 1 ] × 100 = 19.12% per year

Frequently Asked Questions (FAQ)

What is the difference between HPR and Annualized Return?

Holding Period Return (HPR) measures total un-annualized percentage gain over whatever duration you held the asset (whether 10 days or 10 years). Annualized Return standardizes that gain into a 1-year compound rate for standardized comparison.

Can Holding Period Return be negative?

Yes. If your capital loss exceeds any cash income received during ownership, your HPR will be negative, representing an overall financial loss on the investment.

Is HPR tested on the CFA exam?

Yes. Calculating HPR and converting HPR to Money-Market Yield, Effective Annual Yield (EAY), and Bank Discount Yield is a fundamental topic in Quantitative Methods on the CFA Level 1 exam.
