When calculating the present value of a series of equal, recurring cash payments—such as monthly mortgage payments, annual lottery payouts, or corporate bond coupons—doing multi-period compounding math manually takes significant time. To streamline Time Value of Money (TVM) calculations, financial analysts use the Present Value Interest Factor of an Annuity (PVIFA).
Our free PVIFA Calculator replaces complex mathematical lookup tables. By entering your interest rate per period and number of payment periods, you can instantly find the exact PVIFA factor and compute the total present value of any ordinary annuity.
How to Calculate PVIFA
The PVIFA factor represents the combined present value of receiving $1 per period for n periods at a discount rate r.
The PVIFA Formula:
PVIFA = [ 1 - (1 + r)ᶛ ] / r
Present Value of Annuity Formula:
Present Value (PV) = Cash Payment per Period (PMT) × PVIFA
- r: Interest rate or discount rate per period (as a decimal).
- n: Total number of compounding periods.
- PMT: Equal recurring cash payment amount.
PVIFA Factor Lookup Table (Sample Rates)
Here is a reference table showing PVIFA factors for a $1.00 annual payment across common discount rates and time horizons:
| Periods (n) | PVIFA at 5% Rate | PVIFA at 8% Rate | PVIFA at 10% Rate |
|---|---|---|---|
| 1 Year | 0.9524 | 0.9259 | 0.9091 |
| 5 Years | 4.3295 | 3.9927 | 3.7908 |
| 10 Years | 7.7217 | 6.7101 | 6.1446 |
| 20 Years | 12.4622 | 9.8181 | 8.5136 |
Step-by-Step Annuity Valuation Example
Imagine evaluating a contract that promises to pay you $10,000 per year for 10 years at an annual discount rate of 8.0%.
Step 1: Calculate PVIFA Factor
PVIFA = [ 1 - (1 + 0.08)⁻¹⁰ ] / 0.08
PVIFA = [ 1 - 0.46319 ] / 0.08 = 0.53681 / 0.08 = 6.7101
Step 2: Calculate Present Value (PV)
PV = $10,000 × 6.7101 = $67,101
The total 10-year cash stream ($100,000 total payout) has a present value of $67,101 in today’s dollars.
Frequently Asked Questions (FAQ)
What is the difference between PVIFA and FVIFA?
PVIFA (Present Value Interest Factor of an Annuity) calculates what a series of future recurring payments is worth today. FVIFA (Future Value Interest Factor of an Annuity) calculates what a series of recurring deposits will accumulate to in the future.
Does PVIFA apply to Ordinary Annuities or Annuities Due?
Standard PVIFA formulas apply to Ordinary Annuities (where cash flows occur at the end of each period). For an Annuity Due (where cash flows occur at the beginning of each period), multiply the ordinary PVIFA factor by (1 + r).
Is PVIFA tested on accounting exams?
Yes. PVIFA is a core concept tested on CPA, CFA, and introductory corporate finance exams for valuing bonds, capital leases, and pension liabilities.
