The PITI Calculator enables homebuyers and homeowners to calculate their total monthly housing obligation—encompassing Principal, Interest, Property Taxes, and Hazard Insurance (PITI), along with Private Mortgage Insurance (PMI) and HOA fees. Lenders use PITI to determine frontend debt-to-income (DTI) qualification ratios.

The PITI Payment Formula

Total monthly PITI is calculated by summing monthly principal and interest (amortized mortgage payment) with escrowed taxes, insurance, and fee obligations:

Monthly Principal & Interest (P&I) = Principal × [ r(1 + r)^n ] / [ (1 + r)^n - 1 ]

Total Monthly PITI = P&I + ( Annual Property Taxes / 12 ) + ( Annual Home Insurance / 12 ) + Monthly PMI + Monthly HOA

Where:

  • Principal (P): Home purchase price minus down payment.
  • Interest (r): Annual mortgage APR divided by 12 months.
  • Taxes (T): Estimated annual municipal property tax divided by 12.
  • Insurance (I): Annual homeowners hazard insurance policy premium divided by 12.
  • PMI / HOA: Monthly Private Mortgage Insurance (if down payment < 20%) and Homeowners Association dues.

PITI Housing Payment Breakdown Benchmarks

Compare total monthly PITI costs on a $350,000 home purchase across down payment levels and tax rates (6.50% APR, 30-year fixed):

Down Payment % Loan Amount Monthly P&I Payment Taxes & Insurance Monthly PMI Total Monthly PITI
5% Down ($17,500) $332,500 $2,101.63 $450.00 $138.54 $2,690.17
10% Down ($35,000) $315,000 $1,991.02 $450.00 $105.00 $2,546.02
20% Down ($70,000) $280,000 $1,769.80 $450.00 $0.00 (No PMI) $2,219.80

Step-by-Step PITI Calculation Example

Here is an example computing total PITI for purchasing a $400,000 home with 10% down at 6.00% APR:

  1. Determine Loan Principal: $400,000 purchase – 10% down ($40,000) = $360,000 Loan.
  2. Calculate Principal & Interest (P&I): $360,000 at 6.00% for 360 months = $2,158.38/month.
  3. Calculate Monthly Taxes (T): $4,800 annual property tax / 12 = $400.00/month.
  4. Calculate Monthly Insurance (I): $1,440 annual hazard insurance / 12 = $120.00/month.
  5. Calculate Monthly PMI & HOA: $150.00 PMI + $50.00 HOA dues = $200.00/month.
  6. Sum Total Monthly PITI: $2,158.38 + $400.00 + $120.00 + $200.00 = $2,878.38 per month.

Frequently Asked Questions

What is the maximum PITI ratio allowed by mortgage underwriters?

Most conventional mortgage underwriters recommend keeping your total monthly PITI payment at or below 28% of your gross monthly income (known as the frontend DTI ratio).

Is HOA dues part of PITI?

While HOA dues are technically separate from escrowed PITI, mortgage lenders add HOA fees to your total housing obligation when qualifying your debt-to-income ratio.

How does an escrow account handle taxes and insurance in PITI?

Your mortgage servicer collects 1/12th of your estimated annual property taxes and homeowners insurance each month into an escrow account, paying those bills on your behalf when due.

Can PITI payments change over time?

Yes. Even with a fixed-rate mortgage where principal and interest stay constant, annual reassessments of property taxes or insurance premium hikes will adjust your total monthly PITI payment.
