How Pag-IBIG Housing Loan Amortizations Are Calculated
Pag-IBIG housing loan monthly amortizations are computed using standard financial loan amortization math applied to Philippine Pesos (PHP):
1. Monthly Amortization Formula:
Monthly Amortization = Principal × [ r(1 + r)^n ] / [ (1 + r)^n - 1 ]
Where:
Principal= Loan Amount Approved (Up to ₱6,000,000)r= Monthly Interest Rate (Annual Pag-IBIG Interest Rate / 12)n= Total Payment Term in Months (Years × 12, max 360 months)
2. Minimum Gross Monthly Income Qualification Formula:
Under Pag-IBIG guidelines, your monthly loan amortization must not exceed 35% of your gross monthly income (for loans up to ₱1.2M) or 30% (for loans above ₱1.2M):
Required Gross Monthly Income (above ₱1.2M) = Monthly Amortization / 0.30

Step-by-Step Calculation Example
An active Pag-IBIG member wants to finance a ₱2,000,000 house and lot over a 30-year term at a 6.25% 3-year fixed interest rate.
Step 1: Convert annual interest rate to monthly rate decimal
Monthly Interest Rate (r) = 6.25% / 12 = 0.0052083
Total Months (n) = 30 × 12 = 360 months
Step 2: Apply amortization formula to calculate monthly amortization
Monthly Amortization = ₱2,000,000 × [ 0.0052083(1.0052083)^360 ] / [ (1.0052083)^360 - 1 ]
Monthly Amortization = ₱12,314.48 per month
Step 3: Calculate required gross monthly income (30% capacity rule)
Required Gross Income = ₱12,314.48 / 0.30 = ₱41,048.27 per month
Result Summary:
The borrower pays a monthly amortization of ₱12,314.48 and must demonstrate a gross monthly income of at least ₱41,048.27.
